Price and appraisals.

We estimate cost of our business at $270 000, according to the common used formula EBITDA x 3.

Cash flow approach gives $500K plus cost of assets (at least another million)  in five years.

To make things easier and to avoid boring discussion about proper numbers, we sell our properties at the cost of assets, which is set by the third parties – MPAC, Insurance company, professional appraisers.

The MPAC value for the residential house is $342K, for the land is $240K.

The latest estimate for the resort land is $ 234K, the insured value of the buildings is $1050K, excluding small cabins.
